New in Sales: Howard Park 2

Roncesvalles and Dundas West have been revitalized in the past 10 years. A new generation of artists and professionals is moving to the leafy streets of these traditional west-end Toronto neighbourhoods. Trendy new boutiques, restaurants and bars are opening up along the main streets with all the new residents. Triumph Developments has responded with an eye-catching development at Dundas and Howard Park Avenue simply called Howard Park. Phase 2 is now in sales.
Howard Park 2’s scale is sublime. At 8 storeys, the condo will have a metropolitan presence on the main street without overwhelming the historic low-rise neighbourhood of Roncesvalles to the south. This stretch of Howard Park Avenue was previously home to an unremarkable collection of mechanics’ garages. Howard Park 2 will complete its transformation into a sophisticated contemporary streetscape across from a row of traditional homes that make up the historic fabric of the neighbourhood.

The architecture by Raw Design is striking. Howard Park 2 continues with the first phase’s angular façade with brick and glass cladding. It frames an internal walkway with its flatiron-like façade. The upper setback has a dynamic sawtooth pattern of terraces set at 45 degree angles with the street to maximize views. Vines will grow along the upper part of the façade. Both phases of the development will have green roofs.
Howard Park 2 will have just 96 residential units for building that’s more in keeping with the small scale of the Roncesvalles neighbourhood than a tower. Units range from 413 square foot bachelors to 1,016 square foot suites with three bedrooms and a den.

The units will have 9 foot ceilings with 10 foot ceilings on the 8th floor, stone countertops in the kitchens and bathrooms, premium appliances for the kitchen, gas connections on the terraces, and bike storage and two levels of underground parking. Retail storefronts on the ground floor will help animate the street. The boutique project’s minimalist amenities include a meeting and media room, an event space and lounge, library, gym and a concierge.
With excellent proximity to public transit, a location in a walkable and attractive historic neighbourhood and distinctive architecture, Triumph Developments should have no problem repeating the sales success of its first phase with Howard Park 2.
