Excavation is almost complete for the underground parking structure at Tribute Communities’ the College Condominium at 297 College Street. With an interesting location just west of College and Spadina, the 15-story condo will be steps from the University of Toronto, Chinatown and Kensington Market. Its proximity to the University of Toronto in particular makes it an interesting investment option.

As Canada’s top university, the University of Toronto is ranked among the top 20 in the world. With tens of thousands of students, including international students, demand for housing near campus is high and remains stable over time. The College is a solid choice as an investment option—there will always be a market for rental housing at Spadina and College.
You’d be mistaken to assume that only students could appreciate the location. Kensington Market is still one of the city’s most treasured places for its bohemian culture, drawing visitors from around the world. Little Italy’s cafes and restaurants are a quick bike ride away on College Street—one of the city’s most popular cycling routes. Chinatown is still good for exotic flavours, though the area continues to change.

The College features 226 units, ranging from one bedroom to three bedroom. Units go from 477-1026 square feet. The building’s features will include a fitness room, billiards room, lounge, concierge, terrace, theatre room, guest suite and dining area. Residents will have a convenient grocery shopping option in the 20,000 square foot Loblaws that will be the tower’s main retail tenant.
Core Architects designed the façade detailed with a pattern of narrow and tall windows above the glazed retail storefront. Narrowing towards the top, Core styled the upper floors as a series of individual stacked volumes. The balconies along the side of the tower feature glazed railings in a pattern of vibrant primary colours.

Whether buying a unit as an investment or as a place to enjoy some of downtown Toronto’s greatest places, Tribute’s the College is a great building that will exceed expectations. With the University of Toronto continuing to expand and improve their campus, it may be time to go the College.
